Ramparts Aztec Hotel

Client: Ramparts Interior Contracts Ltd

Project: Aztec – Shire Hotel and Spa, Bristol. Refurbishment of three suites and corridors, £93K project value, 4 weeks project duration, completed in July 2013.

Working hand in glove with the hotel management and housekeeping teams it was ensured that the major building, electrical and decorating work was carried out with little or no disturbance to hotel guests and that access to all areas was maintained resulting in no delays on the project.

Construction work included:

• Demolition of internal walls
• Plastering
• Joinery
• Bespoke glass shower walls
• Full electrical installation
• Decorative ceiling, wall and floor finishes
• Installation of fixed and loose furniture
• French polishing existing furniture

Project roles and responsibilities included:

• Compiling take-offs, schedules of works, material schedules and subcontractor enquiries
• Pricing elements of works using agreed rates and star rates
• Compiling the tender and negotiating the works
• Reviewing design drawings, compiling RFI and variation schedules and conduct value engineering exercises
• Evaluating and negotiating subcontractor tenders
• Preparing order documentation for subcontractors, materials, labour and plant
• Compiling budgets and produce pre-tender CVR’s
• Producing programmes of work and cash flow statements
• Compiling the health and safety file, prepare the CPP and review all subcontractor RAMS
• Reviewing and agree the subcontractor and client variations
• Assessing contractual disputes and prepare claims
• Evaluating subcontract valuations, prepare payment certificates and agree final accounts
• Preparing client valuations and compile final accounts
• Coordinating subcontract works
